I’m not saying that’s wrong. I’m saying there’s a cost to it that nobody stops to calculate.

Kaplan real estate education built its name in pre-license prep, and they’re genuinely good at that. Getting new agents through the licensing exam is their product. When they moved into CE, they brought the same framework: compliant, conservative, built to keep agents out of trouble.

What they didn’t bring was the money side.

What Kaplan Real Estate Education Actually Covers

I’m not here to bury Kaplan. Their CE courses cover what TREC requires: legal updates, ethics, contracts, fair housing. That’s the floor, and Kaplan hits it reliably.

But here’s the question I put to every class I teach: have you ever walked out of a CE renewal knowing what to do when a motivated seller calls and says they haven’t made a payment in three months? I’ve asked that question to agents across Texas. I’ve never seen a hand go up.

That’s a gap in what they were handed.

The Texas CE market is structured around not getting in trouble. I understand why TREC works that way — they’re a regulatory body, not a business school. But most agents treat the compliance floor as the ceiling, and that’s where my thinking parts ways with the conventional approach.

The Deals a Standard CE Course Won’t Touch

When I built StepStone University’s curriculum, my starting question was simple: what does a licensed Texas agent need to know to make money on a deal that can’t close through conventional lending?

Subject-to is my favorite example. You take over a seller’s existing mortgage payments without formally assuming the loan. Deed transfers to you. Loan stays in the seller’s name. I’ve used this to acquire rentals still carrying 3.5% rates that don’t exist in today’s lending market. The seller gets out of a payment they can’t make. I get a cash-flowing property with financing that’s not available at any bank.

Wraparound mortgages work differently. I create a new seller-financed note at a rate above what the underlying lender charges, collect the buyer’s payment, forward the original lender’s amount, and pocket the spread. No bank qualifying. No appraisal contingency.

Wholesaling is where I usually start people new to investing. You get a motivated seller under contract with an assignable clause, then sell that contract to an end buyer for an assignment fee. I’ve watched our students close their first deal the week after learning the structure.

None of this shows up in a Kaplan CE course. It’s not that the material is off-limits — TREC-licensed instructors teach these structures regularly. It’s just not what Kaplan was built to do.

The Real Cost of Skipping This

One of our students told me she’d passed on four deals in one quarter because she didn’t know how to structure them. She called them “weird.” The investors who closed those deals called them money.

Four deals. A conservative $5,000 per assignment. That’s $20,000 she handed off in 90 days because her CE never covered how those situations work. How many of those have you let walk past you this year?

I hear versions of this constantly. Agents who’ve renewed five, six times and still can’t tell you what a wrap is. That’s on the CE they were handed.

How Our Classes Work

Our courses run live on Zoom, not a pre-recorded slideshow you click through at 2x speed on a Saturday morning. I teach them, I bring actual deals I’ve done and deals our students went out and closed, and questions get answered by someone who has worked that deal, not someone reading from a compliance manual.

Our classes qualify for TREC credit. The compliance box gets checked. The difference is what you know when you walk out.

Kaplan real estate education meets the renewal requirement well. What we do is use those same 18 hours to show you how a motivated seller call becomes a subject-to, a wrap, or a wholesale assignment.

If you want to map out your CE hours before you commit to a provider, the free renewal planner at https://stepstoneuniversity.com/free-guide walks you through it.

StepStone University: CE that teaches the deals a retail brokerage never covers.

Get started with StepStone University

{"@context": "https://schema.org", "@type": "BlogPosting", "headline": "What Kaplan Real Estate Education Teaches Texas Agents", "author": {"@type": "Person", "name": "Dan Francis"}, "publisher": {"@type": "Organization", "name": "StepStone University"}, "description": "Kaplan real estate education covers CE compliance.
